Buying a house is a major investment and one that you need to make an informed decision about. It is important to have an impartial survey early in the house buying process which tells you what you need to know about the property you are about to buy. Ordinarily we will devote a whole day to your survey – researching the property, the inspection, writing the report and discussing it with you.

Our Property Surveyor will:

  • Discuss the property with you and determine how detailed a survey is required
  • Visit the property as quickly as possible,
  • Deliver a comprehensive and jargon-free report with photographs
  • Identify any major problems with the property
  • Highlight any areas of concern that need further investigation
  • Explain any repairs that are needed over the phone or in person
  • Identify matters on site that your solicitor may need to investigate

What is a Home Condition Survey?

A Home Condition Survey is a plain English, jargon-free report on the condition of the property. It will be carried out by a specially trained and fully qualified residential property surveyor and will show up anything that needs urgent attention, or is likely to present future problems. It will also highlight any exceptional maintenance that you will have to take into account.

My bank is doing a survey – isn’t that enough?

Your mortgage lender will usually require a valuation report, but these are not the same as the Home Condition Survey. The lender isn’t going to live in the property, and a valuation report is designed around their needs, not yours. It will not contain all the information you need to make an informed decision.

Which?, the consumer agency, estimates that undertaking a house survey could save homeowners thousands of pounds. Twenty-five per cent of people who did not get a house survey had to spend more than £2,500 righting serious defects that a survey would have uncovered. For ten per cent of people, the costs were more than £10,000!

In contrast, people who did get a full property survey were able to negotiate £2,000 off (on average) the property’s asking price.
